Refinancing a property can be anything from a very simple process to almost impossible. It usually comes down to 3 KEY CRITERIA: your Credit Score, your Loan to Value ratio (of the Home) , and your income to monthly debt ratio.

When your Credit Score (defined by the 3 credit bureaus typically ranging from low 400's-Low to 800's-High) is below 525 or if you're in default or foreclosure, it becomes incredibly difficult to obtain any kind of conventional financing.
